1. What are the requirements for filing West Norriton Township local earned income taxes?

All individuals who resided for all or part of any calendar year and had earned income in that year are required to file a Local Earned Income Tax Return with Berkheimer Associates, Tax Administrator, by April 15 every year. Failure to file a Local Earned Income Tax Return by April 15 may result in additional costs including interest, penalties, and late fees. You must file a tax return even if your employer withheld the correct tax amount and no tax is due.

2. What determines how the Township real estate tax millage is calculated?

The township’s real estate tax millage rate is set by the elected Board of Commissioners and from time to time may be changed by its action based on the township’s needs and objectives. Real estate taxes are one source of revenue used to pay for township services and costs. As expenses rise, the need to raise real estate taxes may occur. In cases where new sources of revenue are implemented, the Board of Commissioners may vote to lower real estate tax millage.

1. Why is my sewer bill so high?

Sewer rental is based on water usage. Usage information is received from Pennsylvania American Water and sewer rental is calculated based on the amount of water each township residence has used. If you have a leaky toilet or pipe, this can result in higher water usage billed by the water company, and also higher sewer rents billed by the township.

2. How can I avoid paying for my pool water that doesn’t flow into the sewer?

Your sewer bill is based on water consumption. The only way you can avoid paying sewer rent based on your entire water bill is if you have an outside meter installed and provide us with a reading covering the amount of water that is used outside. Private Meter Permits are available under Forms and Requests.

1. How do I calculate my real estate tax?

The total amount in real estate taxes you pay is based on the assessed value of the taxable real estate you own and the tax millage rate applied to the property by the county, township, and school district. To calculate your tax, divide the assessed value of land and buildings by 1000 and multiply this number by the millage rate.


For example, assuming a residential home in the township has a property with an assessed value of $215,500:

• Divide this assessed value by 1000, which equates to $215.50


• Multiply this figure by the millage rate to determine your the real estate tax


• In this example, the Township's Property Tax rate for the year 2015 is 3.530 mills
  
• Based on the formula above, the annual real estate tax due to the Township at 3.530 mills equals $756.45 (or 215.50 x 3.530)

2. What do I do when I get my real estate tax bill?

The county and township each assess taxes on real estate, which are combined on one bill and collected on a calendar year basis. Each property owner is mailed a county and municipal tax bill by March 1 of each year. School Tax bills will be mailed on or around July 1 of each year. If your taxes are in escrow with your mortgage company or bank, it is your responsibility to forward a copy to them for payment. If you do not receive a bill, it is also your responsibility to contact the tax collector, at 610-539-9232, to receive a copy of your bill.
